These are criteria that we use to evaluate the rental applications at Grosse & Quade Management Company. The applicant must meet the following standards to qualify for a rental at one of our properties.

Applicants are judged on the same standards, one person or family at a time, first come first served basis.

Housing is provided without any bias in regard to race or color, national origin, religion, sex, familial status (including children under the age of 18 living with parents or legal custodians; pregnant women and people securing custody of children under 18), or disability.

Guidelines

  • $40.00 NON-REFUNDABLE CREDIT & APPLICATION FEE– Each applicant or any cosigner is required to pay an application fee which will cover the reporting of credit, employment verification, registry check, landlord verification and a criminal check. Cosigners for applicants are subject to the same rental criteria. Security Deposit due at time of application along with a completed W-9 form.
  • IDENTIFICATION– All applicants over the age of 18 must provide a current photo ID at the time the application is submitted. Acceptable identification includes a valid driver’s license, passport, and/or a state issued photo identification card.*All applicants (and co-signers, if required) must provide a valid social security number in order to run the appropriate credit check and criminal reports.*effective 1/1/2013

  • EMPLOYMENT REQUIREMENTS– Employment will be verified in writing. If using a paystub it must be a current paystub not more than two weeks old. At a minimum, employment history should reflect six months current employer and/or six months with previous employer. Self employed applicants must provide a current CPA prepared financial statement or a prior year’s tax return.
  • INCOME REQUIREMENTS– The combined weekly gross income (before taxes) of all persons applying for the rental must be equal to the monthly rental rate. Examples of income include wages, Social Security benefits, Retirement, Pension, court order child support or alimony payment, unemployment benefits. Overtime pay is not calculated as income.
  • RENTAL HISTORY-Applicants must provide name, address, and dates of tenancy for previous landlords for a period of two years. An applicant will not be approved if there are any previous evictions, defaults in lease agreements, untimely rent payments or outstanding balances owed to another landlord
  • CREDIT HISTORY– The credit must reflect that the majority of accounts are in good standing. Applications for residency will be most likely denied if applicant has filed for bankruptcy in the last 12 months. Any bankruptcy must have been discharged at least one year from the date of application. All collection accounts must show as being paid.
  • CRIMINAL HISTORY– An applicant may be rejected if they have been convicted for any type of crime that would be considered a serious threat to the rental property, or other residents or neighbors.
  • PETS– If pets are to be allowed at the property by the individual owner there will be an additional pet deposit. There may also be additional terms outlined in your lease or addendum stipulated by the individual owners of the property.
